What data sources does ARVnote use?
ARVnote aggregates data from multiple sources including Zillow, MLS listings, and public property records. Our scraping pipeline normalizes data across these sources to provide the most comprehensive view of comparable properties in your target area.
How accurate is the ARV estimate?
Our AI-powered comp selection and adjustment engine produces ARV estimates with a confidence score. Accuracy depends on available comparable data in the area. Each report includes a confidence rating so you know how much weight to give the estimate. We recommend always pairing ARVnote analysis with your own local market knowledge.
Can I customize adjustment rates?
Yes. In your Settings, the Adjustments tab lets you configure per-sqft rates, garage values, pool adjustments, lot size differentials, and more. These custom rates are applied to every new report you generate, giving you full control over how comps are adjusted to match your market.
Do you support all 50 states?
ARVnote works for residential properties across all 50 US states. Coverage quality varies by market -- metro areas with high transaction volume tend to have the most comparable data available. Some rural areas may have limited comp availability, which is reflected in the confidence score.
Is there an API?
REST API access is available on the Pro and Enterprise plans. The API lets you programmatically generate comp reports, retrieve ARV estimates, and integrate ARVnote data into your existing deal pipeline or CRM. API documentation is provided once you upgrade.
