The math, not the marketing

Read the label under their number

Open a ChatARV report and look directly under the ARV. It says "Based on average comp price." That is their own UI describing their own math: add the comp prices, divide by the count.

An average treats every comp as an equal witness. A gutted shell and a finished flip each get one vote, and in a mixed block the average splits the difference between two answers you did not ask for.

ARVnote's number is a weighted mean. Closer sales count for more, so do recent ones, so do sales near the subject's size. Before any weighting happens, comps priced far above or far below their peers are cut, and the cut works in both directions, because a $34,000 shell distorts the answer exactly as much as a luxury flip does. The survivors set the estimate. How much they disagree sets the range around it.

A confidence score that can say no

Every ARVnote report carries a confidence score, and the score is not allowed to flatter the report. It is capped by how much the surviving comps disagree: a set that agrees within about five percent can read near 100, and a set spread twenty-five percent apart reads about 40 no matter what the AI thought of its own picks. Thin comp counts, distant sales, stale sales and active listings all push it lower.

Why that matters: when an ARVnote report prints a 45, the comps genuinely disagreed, and the range shows you by how much. A low score is the product working, not failing.

On accuracy

The accuracy percentage you will not find here

Comparison pages in this market like to print an accuracy percentage. We do not publish one, and the reason is worth a paragraph. A percentage without a published method, a fixed benchmark set, and someone outside the company able to re-run it is a marketing number wearing a lab coat. Nobody in this market, us included, has published the method that would make one checkable.

Here is the one data point we do have, at its honest size. In our August head-to-head, both engines independently ranked the same Dallas sale as the number one comp. ChatARV showed it at its MLS sold price; ARVnote, working in a non-disclosure state where that price is not public, estimated it within 2.9 percent. That is one comp on one property, which is why it is a paragraph here and not a headline.

What you get instead of a percentage

Every ARVnote report shows a range set by how much the comps disagree and a confidence score that falls when the evidence is thin. Both are printed on the report itself, on every report, so the claim is checkable on the one address where you can actually check it: the one you already know.

How accurate is ARVnote?
We do not publish an accuracy percentage, for the reasons above. Every report shows a range and a confidence score derived from how much the comps agree, built on real closed prices in all 50 states. The honest test is the one at the top of this page: run an address you already know and grade the range yourself.
